Help for First Time Home Buyers

It's not easy buying a home in San Diego or buying a home in general.  That's why I have educated myself and worked with several clients who are first time home buyers.  I recommend the organizations below.  Please call me for more information or contact the agencies directly.  I'd be happy to educate you in the home buying process and answer any questions you may have along the way.

ACORN Housing: National non-profit ACORN Housing has been providing free housing counseling to low and moderate income homebuyers since 1987. They have opened HUD-certified, Fannie Mae-approved housing counseling offices across the US, helping over 50,000 families to achieve homeownership.

ACORN Housing provides one-on-one mortgage loan counseling, first-time homebuyer classes, and helps clients obtain affordable mortgages through their unique lending partnerships.

They look at your savings and credit history to see if you qualify for a mortgage. ACORN can help you with credit problems and to create a downpayment savings plan.

When you qualify, ACORN can help arrange a mortgage with lower interest rates, lower down payments and lower settlement costs than what banks usually offer.

Mortgage Credit Certificate:  Fifteen to twenty percent of your mortgage interest counts as a deduction - in the same way a dependent is counted. That means you take more home in your paycheck - increasing your purchase power.  Check out this great Federal Credit for First Time Home Buyers.

San Diego Housing Commission:  The San Diego Housing Commission is an award-winning public agency that helps low-income families, seniors, and people with disabilities afford housing in the high-cost City of San Diego.

It helps more than 12,000 families with rental assistance (Section 8) and almost 1,800 with publicly owned apartments (public housing). In addition, agency programs have enabled 4,000 families to buy their first homes and over 9,000 to rehabilitate their older homes. Working with nonprofit and for-profit developers, the San Diego Housing Commission has also helped create more than 23,000 apartments in San Diego, including over 10,000 with affordable rents.
